I was looking forward to a nice stay, but instead was greeted by the loud bar downstairs-earplugs did not help one bit. A broken shower head? The audacity! I nearly left a good review but no staff ever bothered to check on me. I expected much more for my stay and got less. Disappointing.

Being nearby a subway station makes it easy to travel. The rooms are comfortable modern and generally offer a balcony, double glazed windows, and a coffee maker.

Btw, it is nearby an underground station, close to the coliseum. The rooms are comfortable modern and well-appointed and have great views. There is a balcony, double glazed windows, and a coffee machine - that's always a plus...

The Location was really great!!!. From roma termini to colisseo station just 5 minutes on metro subway, the walking just 5 minutes more. Rooms desing very nice. To many places to eat, if you leave the bulding to your right 2 blocks you will find the best "tratoria" ever, I got the best canelonies ever made very cheap and great staff. If you prefer to spend little more some day beside this Tratoria you will find a great restaurant.
Very noisy, you have only 6 or 7 rooms, but you will ear all conversations, you will ear every single door open or close, every people leaving or entering this place... Not a problem for me because I use earplugs to sleep. But my wife she was really angry the first day and then she got the second pair of earplugs :).I got the room on the end so Wifi does not work fine, I think not strong enought signal, so I used my computer outside the room.

The location is excellent. It's right in the heart of the Gay quarter, which means it's crazy-busy right outside on the weekend, however noise was not an issue. We had a room overlooking the front street, which was mobed, but there is two separate windows to cancel out the noise.
It's trying to be a boutique hotel, but it isn'T. However, it's a fair price for the good location (just minutes from the Metro and right next to the Collosseum). The bar situated downstairs is absolutley filthy. You won't see it at night, but in the cold light of day - at breakfast - it's really disgusting (check out the 'white walls'), pure filth. The 'breakfast' is poor. Good for a quick coffee, but forget the food. A yoghurt and some cracker bread is your lot. I was expecting a warm welcome reading other reviews, but they weren't very friendly at all except one of the guys. A little dissapointed to be honest.

The location was unbeatable, just a minute's walk from the Colosseum, made sightseeing convenient.
The vibrant nightlife below the hotel, particularly the karaoke nights, was quite loud and affected our sleep despite the provided earplugs.

I stayed at b&b Second Floor because it's a gay hotel, and I wanted to be in the gay community. Everything was great! The staff were friendly and very helpful. When I visit Roma again, I plan to stay there!

Ideal location next to the Colosseum! The bar below the hotel gets quite noisy at night. Enjoyed evening entertainment options nearby like karaoke.

The reasons I'm conflicted
Very nice location! Just steps from the Colosseum and a short stroll to the metro. The staff is genuinely friendly, and the complimentary prosecco was a good touch after tiring excursions.
The street noise was a distraction, particularly due to traffic and lively bar sounds below. It wasn't too bothersome with earplugs, but definitely something to keep in mind.

very friendly and charming staff, however not full time attention, but that is not problem !
The hotel is linked to the bar downstairs. The latter urgently needs renovation ...
